How long it has been on the market, whether it has changed, and what information is still missing before talking about a number. We separate what is confirmed from what needs checking.
What it costs to own
Taxes, HOA and what it covers, insurance and foreseeable upkeep. We separate what is already public from what has to be requested from the seller.
Condition and risks
The seller's disclosure, available reports, flood zone, and what to ask at the inspection.
Closing the session
What to confirm before an offer and with whom. If you want to continue, how working together would look: representation is agreed in writing before we tour homes.
What to bring: the link or the address of the home — or of the ones you're comparing —, what you like and what makes you hesitate. If you already have a pre-approval letter from your lender, bring it; it isn't required.

I review available tax and HOA information and prepare questions for inspections.
I coordinate transaction tasks with you, your lender, and the closing team.
Your search stays confidential: we don't discuss it with other clients, and a seller only receives what you authorize when you make an offer. Showings are arranged with you, through the channel you prefer.
