Privacy Policy

Information we collect

We collect what you give us and some data about how you use the site:

• Contact details: name, email and phone, when you fill out a form, download a guide, book an appointment, or message us on WhatsApp.
• What you tell us about your move: whether you want to buy, sell or move up, the areas you like, your budget, your timeline, whether you already own a home and, if you are selling, the property address.
• Answers about your finances, all optional: income range and type, approximate monthly income, approximate credit, whether your loan would use a Social Security number (SSN) or an ITIN, and whether you are military or a veteran.
• Messages: what you write to us on WhatsApp or by email.
• A record of your permission: when you submit a form, we save the date, the version of the notice you accepted, your IP address and, on the new-homes forms, your browser details.
• Usage data: which pages you view, which page or ad brought you here, and your device type and browser. We explain these under "Cookies and measurement".
• On the new-homes page and in the explorer: if you send us a request, we save the communities you picked or were looking at, and your answers: when you plan to buy; for your guide, the home price you're looking at and the areas; your household income range and how you receive it; and, if you ask for a call from the explorer, the price filter you had on. For income you can always choose "Prefer not to say". We also link to your request the pages and communities you viewed on that visit.
• If you send feedback from the explorer's "Beta" tab, we keep your message, the page and your device type for up to 180 days, and your email only if you type it. We remove emails, phone numbers and links from the message. It reaches us through Telegram.

We use your answers about finances to prepare your consultation and point you to loan programs that might fit. We never use them to decide whether we will work with you, and we do not send them to advertising platforms.

Do not send your Social Security number or your ITIN through this site. We never ask for them.

Good to know: on the Ruta al SÍ form, we save your name, email and phone as soon as you finish typing them and move to the next question, even before you submit. That way, if you don't finish, Sully may call you once to help. Until you submit, we don't send you texts, WhatsApp messages or emails.

If you open your plan with the personal link we sent you, we also save your answers as you go.

How we use your information

• Answer your request, call or message you, and follow up about real estate.
• Prepare your consultation and, if you are buying, point you to loan programs.
• Send the guide you asked for and, if you opt in, emails with tips.
• Book your appointment and remind you of it.
• Measure and improve the site and our ads.

Communications and consent

When you submit a form, you agree that we may contact you by phone, text message (SMS), email and WhatsApp about real estate services. Exception: on the new-homes forms (the new-homes page and the explorer), submitting the form only lets us email you about what you asked for. We only call you or send you texts or WhatsApp messages if you check the separate box that says so, and email tips have their own box. If you ask for a call, you also check a box that authorizes Sully to call you at the number you gave, about that consultation only; that box does not allow texts, WhatsApp, automated calls or marketing. Message and data rates may apply.

You can opt out anytime: reply STOP or ALTO to texts or WhatsApp, or use the unsubscribe link in any email. Agreeing is not a condition of buying or selling.

Cookies and measurement

We use three measurement tools: our own first-party analytics, Google Analytics, and the Meta (Facebook and Instagram) Pixel.

Our own analytics records which pages you view, where you came from (for example, an ad campaign), and your device type and browser. It does not store your name or your IP address. If you later send us a request from the explorer, we link to it the pages you viewed on that visit.

When you visit a page with Google Analytics or the Meta Pixel, Google and Meta receive, in real time, the page address, data about your browser and device, and what you do on the page, such as the pages you view. With their cookies they can recognize your browser on other sites over time. The Meta Pixel does not read what you type in our forms or the options you pick.

When you submit a form or book an appointment, our server notifies Meta (through its Conversions API) to measure our ads. That notice carries your name, email and phone in hashed form, your IP address, browser data, and Meta's cookies if you have them. It does not carry your answers. The same may happen when you sign up with us on WhatsApp.

Some state laws call this "selling" data or "sharing" it for targeted advertising.

If your browser sends the Global Privacy Control (GPC) or Do Not Track (DNT) signal, this site does not load the Meta Pixel or Google Analytics, and our server does not send Meta notices of your visits. If you submit a form or book an appointment, we still notify Meta as described above. Our own analytics stops when Do Not Track is on.

On pages about sensitive topics, such as ITIN loans, immigration status or credit problems, we do not load the Meta Pixel or Google Analytics.

Meta and Google may also store other data in your browser; they set the names and the time limits.

The booking calendar belongs to Calendly and appears inside our pages. Calendly uses its own cookies and tools under its privacy policy:

You can block or delete cookies in your browser. That does not stop the notice our server sends Meta when you submit a form. To learn more or opt out:

Who we share with

We do not sell your data to anyone for money. What Meta and Google receive to measure ads is explained above, under "Cookies and measurement".

These providers may receive your data, each only for its part of the work:

• Meta (Facebook, Instagram and WhatsApp): measuring our ads and carrying our WhatsApp conversations.
• Google: Google Analytics, to measure site usage, and Google Workspace, for our email.
• Resend: sending you emails (the guide you asked for, confirmations and, if you opted in, tips).
• Calendly: booking your appointments.
• Telegram and Pushover: letting Sully's team know your request arrived.
• Anthropic (Claude): artificial intelligence that helps the team understand your WhatsApp answers and draft your plan. Anything the AI prepares for you is reviewed by a person before it is sent to you.
• RentCast: if you are selling, your property address, to estimate its value.
• Hostinger: the server where the site and our database live.
• Keller Williams, Sully's brokerage, and its client system (KW Command), where Sully records the people she works with.
• Lenders, title companies and other professionals in your transaction, only when it helps you and only what is needed. We receive no compensation for referring you to a lender.
• Authorities, when the law requires it.

How long we keep your data

We keep your contact details, your answers and our messages while we are in touch with you. We also keep what the law or the brokerage requires, such as transaction records.

Today we have no fixed period after which they are deleted automatically. If you ask us to delete them, we do.

System backups may keep your data for a while longer, until those backups are deleted.

Your rights and how to use them

Whether you live in Texas or elsewhere, you can ask us to:

• Tell you whether we have data about you and give you a copy.
• Correct data that is wrong.
• Delete your data.
• Stop contacting you.

If you disagree with our answer, reply with the subject "Appeal" and we will review it again. Making any of these requests does not change how we work with you.

To keep Meta and Google from receiving your visits to this site, turn on Global Privacy Control in your browser (see "Cookies and measurement").

Security and children

We take reasonable measures to protect your information; no system is 100% secure. This site is not directed to children under 18, and we do not knowingly collect their information.

Third-party links and changes

Our site may link to third-party sites with their own policies. We may update this policy; the current version will be posted here with its date.
