School district at the map point

Leander ISD

  • Close to another district's line: the lot decides.

Palmera Ridge is in Leander ISD: all 1,052 parcels with a school code in its sections (platted as Palmera Ridge and Palmera Bluff) carry the Leander ISD code on WCAD. On TEA's 2026 district map, the Liberty Hill ISD line runs about 200 m from the map point: confirm the district by lot.

How to confirm it with your address

  • Look up the lot on WCADLeander ISD website

Leander ISD says its map should not be used for home-purchase decisions. To know the district, look up the lot on the county appraisal district (WCAD or TCAD) and confirm with Leander ISD.

  • No confirmed HOA: the cost leaves it out.
  • Total tax: $2.4594 per $100 of value (2026 tax year).
  • Total for the sections on sale (platted as Palmera Bluff). The older sections (platted as Palmera Ridge) add Upper Brushy Creek WCID ($0.017): $2.476372. It includes a figure that goes to a vote on Nov. 3, 2026; if it fails, the total drops by $0.03.
  • The whole community is in the same MUD. The older sections (platted as Palmera Ridge) also pay a water control district (Upper Brushy Creek WCID, $0.017).
  • There is an HOA (Palmera Ridge Master Community, Inc., managed by KiTH Management Services), but neither the community site nor the builders publish the amount. Confirm it with the HOA.
  • It does not include the mortgage or homeowners insurance.
  • Notes
    • Before exemptions. If you live in the home, file for the homestead exemption and the bill goes down.
    • If the home was not finished on January 1, the first bill may cover only the land.
    • The MUD, the PID and the HOA vary by section and by lot: ask for the figures for the lot you like.
    • Ask for the MUD or PID notice before you sign.

What are MUD, PID, WCAD and HOA?

Before you visit the model home

The model-home salesperson works for the builder. These questions look after your side; get the answers in writing.

  1. What is your rule for working with my agent?

Many builders ask that your agent come with you or register you on the first visit. Ask their rule before you leave your details.

  2. Can the PID be paid off at once?

Some PIDs let you pay the balance and stop the yearly charge. Ask the balance and how many years are left.

  3. What does the incentive ask in return?

Many incentives depend on using the builder's lender. You can choose the title company. Compare before you accept.
